During pre-construction:
Initial Bid Drawings Phase
In the initial bid drawings phase, BMC creates the first budget as presented with this package. This budget is based on the bid drawings and is preliminary in nature, utilizing basic quantity surveying or material “take offs”, historical data and approximate pricing that reasonably anticipates the final project. This budget has been broken down by structure and overall ground area for all exterior improvements.
Design Development
After receiving feedback from the project owner and design team upon review of the first estimate, the design development phase budget is created and synchronized with the potentially revised scope. At this stage, some specific details emerge, and broad decisions are made which allow the building team to begin talking more specifically with subcontractors and suppliers. The result of these conversations is an increase in the accuracy of the pricing and the introduction of another technical perspective to the project.
Construction Document Phase
At this stage, the budget document goes through a final revision as task specific man-hour, material, and equipment pricing along with – subcontractor and/or supplier bids for all applicable areas of work are incorporated.
Permit Issuance Phase
The permit issuance phase is when the construction drawing gets submitted for permit.

Our construction services include coordination and accurate communication of site progress with the design team to manage updates to construction documents, RFI’s and submittals. We provide efficient cost reporting for changes and effective tracking of approvals. We excel at problem-solving while closing gaps in information to provide valuable input in resolving construction related issues. Our onsite construction team is adept at maintaining schedules and budgets, facilitating inspections and directing all subcontractors. We do this while maintaining the highest level of craftsmanship and safety.

When construction is completed, we offer a Quality Assurance Program binder which includes Property Condition Assessment (P.C.A.), Owner’s Maintenance Manual and property history. Product manuals, system operations instructions, emergency shutdown procedures, care, cleaning and maintenance requirements, as well as, warranty documentation and a full set of as-built drawings are provided to the client, as requested.
